										<content:encoded><![CDATA[<p>One of JCA’s consultants inspected some trees at a property in Leeds for mortgage purposes.  In total the surveyor inspected 7 trees.</p>
<p>Our recommendations for individual trees are listed into two categories.  Category 1 being recommendations made for structural/safety reasons and are recommended to be undertaken immediately. Category 2 works are of a cosmetic or general nature only, and usually do not require to be carried out as urgently.  Out of the 7 trees surveys at the property, 5 trees were given a category 2 for recommended tree works.  </p>
<p>Our consultant concluded that providing the mentioned category 2 works from the report were undertaken in the near future, and the trees were inspected regularly by a qualified Arboriculturalist in the interests of health and safety, there were no arboricultural reasons why a mortgage application should be refused on the property at the current time.</p>

										<content:encoded><![CDATA[<p>A local television studio contacted JCA and asked us to carry out an arboricultural survey for safety purposes.  The site surveyed comprised an area of fenced off car parking, an internal courtyard and garden &#038; boundary trees located at intervals surrounding the building.  In total, our consultant surveyed 47 trees (46 of which were individuals and 1 group consisting of 2 trees).  We carried out a check beforehand using Leeds City Councils online mapping service and were informed that there were no Tree Preservation Orders (TPOs) in force nor was the site within a conservation area.</p>
<p>After surveying the full site our consultant concluded that two of the trees were recommended for removal, 9 trees for pruning and another 9 trees were noted to have structural or physiological defects.  Although these particular trees were considered to be in an acceptable condition at the time of the inspection, the defects observed may lead to their early demise or render them unsafe in the future.  As such, JCA have recommended that these trees be monitored and re-inspected on an annual basis to assess if their condition is still acceptable.</p>

										<content:encoded><![CDATA[<p>For one of the main universities in Leeds, JCA Limited manage Safety reporting across their extensive property portfolio. We initially designed and built their Tree Management System, working with the client to understand their data requirements and reporting preferences. This system has evolved over the subsequent 20 years, and remains in constant use.</p>
<p>The university has more than 5000 trees, spread across 20 sites. The trees are in various Safety zones, with some trees situated within Dense Woodland groups, and other with much greater risk factors, such as proximity to Public highways, Footpaths or buildings. Different zones have different levels of “safety requirements” and different levels of data input allowing us to efficiently survey and manage this large portfolio. While tree-work recommendations are always linked to tree and public safety, the use of zones means that work can be prioritised and managed efficiently.</p>

<p>The follow up letter written by JCA Ltd provided the council’s tree officer with information regarding the trees and an opinion on what the decision should be, with a gallery of photos for them to review. This work allows the tree officer to allocate their time efficiently by reducing site visits wherever possible.</p>
