										<content:encoded><![CDATA[<p>Our consultant carried out a safety survey at a property in Keighley. Upon inspection it was recommended by JCA that an internal decay detection inspection was carried out at a later date.</p>
<p>The test was carried out on a mature sycamore which was located within the front garden. The tree was noted to have defects in particular a large branch wound at approximately 2 metres above ground level with a cavity and visible decay.</p>
<p>The internal structure of the tree was tested using a Sonic Decay Detector (Arborsonic Tomograph) which is a specialised electronic instrument and is used to assess the internal structure of a tree branch or stem. The condition of the tree is assessed by measuring the speed that sound travels through the wood in a number of different directions from a number of set positions.</p>
<p>Our consultant carried out the test and the results from the Arborsonic Tomograph indicated that the tree was relatively sound and at low risk at the level tested. Our consultant recommended that the tree was to be monitored on a biennial basis (once every two years) for safety purposes.</p>

										<content:encoded><![CDATA[<p>Our client contacted us to instruct us to carry out a tree safety survey as they were concerned about the trees situated on their property.</p>
<p>A check was carried out with the City of Bradford Metropolitan Council and we were informed that there was a Tree Preservation (TPO) in force on this site which afforded a protected status to the trees which were the subject of this report.</p>
<p>A group containing 4 trees was surveyed and found to be in poor physiological and structural condition. Our consultant recommended that the trees were to be removed to ground level and the stumps treated to prevent regrowth. It was also mentioned that replacement tree planting should be considered at the discretion of the Local Planning Office.</p>

<p>The subject property had damage which had occurred to the front of the house. A check was carried out with Bradford City Council prior to our consultants visit and we were informed that there were no Tree Preservation Orders (TPOs) in force and that the property was not situated within a conservation area.</p>
<p>A total of 11 items of vegetation were surveyed. Our consultant identified that 2 x Laburnum trees were found to be contributing to the damage observed at the subject property. Our consultant therefore recommended that these trees be removed to ground level, and their stumps be treated to prevent regrowth.</p>

										<content:encoded><![CDATA[<p>One of our consultants carried out a survey and report at a site in Keighley to provide detailed, independent arboricultural advice on the trees present, in the context of potential development.</p>
<p>A check was made with Bradford Metropolitan District Council prior to our consultants site visit. We were informed that the site was situated within a conservation area. Therefore, before any work was organised to any trees with a stem diameter of above 75mm, a ‘notice of intent’ was to be submitted to the Local Authority, outlining all the proposed works along with a suitable justification.</p>
<p>The tree survey revealed a total of 8 items of vegetation comprising of 3 individual trees and 5 groups. Of these, 1 group was identified as retention category ‘B’ and 7 items were identified as retention category ‘C’. On this occasion, no trees were identified as category ‘U’ and as such no trees were recommended for removal.</p>
<p>Our client also required an Arboricultural Impact Assessment (AIA) based on our development report. The purpose of an AIA is to assess the impact of the proposals on the existing tree stock and outline mitigation actions, where appropriate, to minimise potential damage to retained trees.</p>
<p>Our consultant summarised that one single tree and a section of two of the groups of trees would require removal to accommodate the proposals. If whatever reason the development does not go ahead, then pruning for the singular tree would still need to be carried out.</p>
