										<content:encoded><![CDATA[<p>Safety condition survey for local parish council. 76 trees were surveyed in total (73 individual trees and 3 groups of trees) and we were informed that there were multiple, Group, Area and Individual Tree Preservation Orders (TPO) in force on this site. Of the 76 trees, 7 required pruning to reduce potential risk of harm or for general management purposes. 25 of the trees were noted to have structural or physiological defects and although at the time of inspection, they were deemed to be in an acceptable condition, the defects may lead to early demise or render them unsafe in the future. Therefore, it was recommended to the client that these particular trees were to be monitored on an annual basis to assess if their condition is still acceptable.</p>

										<content:encoded><![CDATA[<p>Mortgage Survey – A private client was purchasing a property and required a tree survey for mortgage purposes. The property had 10 trees and our consultant surveyed the trees growing within influencing distance of the property. Our consultant concluded that this area of Huddersfield is not considered to be an area which regularly experiences subsidence, due to the low clay content in the soils and providing that the tree works recommended within the report, were undertaken in the near future and that the trees were inspected on a regular basis by a qualified Arboriculturalist in the interests of health and safety, there were no arboricultural reasons why the property should not be purchased at the current time.</p>

										<content:encoded><![CDATA[<p>A Decay Detection Survey was carried out on a Sycamore tree within the grounds of a nursery school. The tree itself was leaning over onto the main road from within the grounds. In order to fulfil their obligation of making sure the tree was safe to the public, the client asked JCA to carry out a decay detection test. This was a high-risk tree with the potential to fall across the road or into the grounds. The Sycamore had a wound on it starting at the base and reaching approximately 2.5m high, there was also a small cavity at the base of the tree.</p>
<p>The result of the test showed a small area of decay, however, the trees internal wood was generally not decayed and was therefore considered to be structurally sound, posing no current threat. However, due to the presence of the decay, JCA will continue to monitor this tree on a biennial basis to re-assess whether its condition is still acceptable in terms of health and safety, especially due to its location and high target value.</p>
