										<content:encoded><![CDATA[<p>We were instructed by a loss adjustor client to carry out an arboricultural survey in relation to some subsidence damage that had occurred at a property in Manchester.</p>
<p>In total, 2 trees were surveyed, and our consultant determined that the subsidence damage to the property occurred as a result of drying shrinkage caused by vegetation which was within influencing distance of the property.</p>
<p>The trees in question were 2 x Aspen trees and it was recommended that they both be removed and the stumps ground to prevent any regrowth.</p>
<p>Where trees are to be removed because they are considered to be contributing to subsidence, it is often desirable (indeed, it may be mandatory) to plant replacements. Often, trees recommended for removal are unsuitable species for the location and replanting with more appropriate species presents fewer risks for the future.</p>

										<content:encoded><![CDATA[<p>JCA were instructed by one of our developer clients to undertake a BS5837 developmental survey and report at a site in Manchester.</p>
<p>A check was carried out with Manchester City Council prior to our consultants visit to determine whether any of the trees to be surveyed were subject to any statutory controls. We were informed that there were no Tree Preservation Orders and that the site was not located within a Conservation Area.</p>
<p>In total, our consultant surveyed a total of 14 items of vegetation. This comprised of 9 individual trees and 5 groups of trees. Of the surveyed trees, 4 were listed as category ‘B’ Trees, 5 as category ‘C’ and one group at category ‘C’.</p>
<p>As a general rule, those trees listed as retention category ‘A’ or retention category ‘B’ are the most valuable items of vegetation and as such the removal of these is likely to be met with resistance by the Local Planning Authority (LPA).</p>
<p>Those items listed as retention category ‘C’ are of lesser value and the removal of these is generally less likely to be met with resistance by the LPA.</p>
<p>Upon provision of specific proposals, site-specific advice should then be given with regards to the impact on trees. In accordance with Section 5.4 of BS 5837: 2012, the next stage should be the preparation of an Arboricultural Impact Assessment (AIA), which will illustrate and discuss the impact of the proposals on the trees.</p>

<p>In total, the vegetation surveyed included 2 x trees, 2 x shrubs and a group of young self-seeded saplings. Out of the vegetation that was surveyed our consultant recommended category 2 tree works for 3 of the items. Category 2 works are of a cosmetic or general nature only, and usually do not require to be carried out as urgently.</p>
<p>Providing that the category 2 works were undertaken in the future, and the trees were inspected on a regular basis by a qualified arborist, our consultant concluded that there were no reasons why a mortgage or insurance cover should be refused on the property and our client was able to proceed with their application.</p>

										<content:encoded><![CDATA[<p>One of our consultants undertook a safety survey at a site in Manchester for a client who had concerns about the health and safety of the tree at a neighbouring property.</p>
<p>The tree in question was a mature Lombardy Poplar and it was situated close to the boundary on the adjacent property. The base of the stem was growing against the low boundary wall at the front of both properties and causing structural damage to the brickwork.</p>
<p>After a thorough inspection, although the tree was considered to be in an acceptable condition at the time of inspection, the defects which were observed may render it unsafe in the future. Our consultant recommended that our client advised the owner of the tree to firstly have a decay detection test (sonic tomography) carried out to investigate the extent of the decay within the stem which was discovered during inspection. It was also noted that the owner should monitor the defects at the next inspection which should be carried out during the autumn to check for evidence of wood decaying fungi.</p>
