										<content:encoded><![CDATA[<p>One of JCA’s clients contacted us to arrange a development survey for one of their proposed development sites in Barnsley.</p>
<p>Our consultant surveyed the site and identified a total of 32 items (25 individual trees, 5 groups of trees and 2 hedges. Of the items surveyed, 1 tree and 1 group were identified as retention category ‘A’, 8 trees and 2 groups were identified as retention category ‘B’, 13 trees, 2 groups and 2 hedges were identified as category ‘C; and 3 trees were identified as retention category ‘U’.</p>
<p>As a general rule, the trees listed as retention category ‘A’ or retention category ‘B’ are the most valuable items of vegetation and as such the removal of these is likely to be met with resistance by the Local Planning Authority.</p>
<p>The trees listed within a retention category ‘C’ are of lesser value and the removal of these is generally less likely to be met with resistance by the Local Planning authority. Items which are listed as category ‘U’ comprise of dead trees or trees of limited safe life expectancy and are often recommended removal, irrespective of any proposals.</p>

										<content:encoded><![CDATA[<p>JCA were instructed to carry out an arboricultural survey for mortgage purposes at a property in Barnsley.</p>
<p>The property was a semi-detached, two-storey dwelling. It has gardens to the front and rear which contained two Norway Spruce trees and a Wild Cherry tree.</p>
<p>Our consultant concluded that at the present time, and providing that the trees were regularly maintained, there were no arboricultural reasons as to why a mortgage should be refused on the property. There were also some smaller garden shrubs noted on the property, but these had a limited capacity to cause damage at the current time and were found to be in good condition. It was recommended that they should be routinely maintained, in alignment with good horticultural practice.</p>

										<content:encoded><![CDATA[<p>Our consultant was instructed to carry out a subsidence survey at a property in Barnsley. In this particular case the subject property is a detached bungalow. Damage in the form of cracking has occurred to the projection of the building at the front of the house with the primary cause believed to be from the vegetation on site.</p>
<p>A TPO check was carried out prior to the inspection, and we were informed by Barnsley Metropolitan Council that there was no Tree Preservation Order in place nor was the site within a Conservation Area.</p>
<p>The tree in question was a young Leylandii and our consultant concluded that due to the high-water demand and the close proximity to the damaged area of the subject property, the Leylandii tree was highly likely to be contributing to the current damage. Therefore, it was recommended that the tree was removed as a precautionary measure.</p>

										<content:encoded><![CDATA[<p>We were instructed by our client to carry out a Safety Condition Survey at a tree located on their property in Sheffield.</p>
<p>A TPO (Tree Preservation Order) check was carried out with Barnsley Metropolitan Council prior to our consultants visit and we were informed that the site was in a conservation area.</p>
<p>In total, one individual tree was surveyed and was generally found to be in good condition. As the tree was relatively close to the property (tree’s crown approximately 1.5 metres from the property roof), our consultant recommended a crown thin of 15 to 20% and were a matter of low priority.</p>
